If a storm did it, start with the claim

When hail or wind damages a roof, the carrier's scope sets the price of the work, not the roofer. That has a consequence most homeowners are never told: on a covered claim your real cost is usually the deductible, and a contractor who offers to “cover” or “waive” it is proposing to build that money back into the invoice the insurer sees.

Two policy types behave very differently. A replacement cost policy pays the depreciated amount first and releases the rest once the work is finished and invoiced. An actual cash value policy pays the depreciated amount and stops there, which can leave a real gap between the check and the job. Your declarations page says which one you have. Read it before you file, not after.

Claim deadlines are set by your policy, and they are shorter than people expect. Check yours as soon as a storm goes through, because leaks are a lagging indicator and the window can close before the damage shows itself.

Two things genuinely lower the bill, and neither is a discount code. Replacing before the decking goes is cheaper than replacing after. And scheduling outside the post-storm rush, when every crew in the valley is booked, usually buys you a better price and a better crew.

When it is in place, here is the standard we will hold it to, because roofing finance has a bad reputation and it is mostly earned: the rate and the term stated plainly, the total amount repaid shown next to the monthly figure, no prepayment penalty, and no pressure to sign anything on the day of the inspection.

Until then, if cost is the obstacle, say so on the call. Sometimes the answer is a repair that buys three years rather than a replacement today, and we would rather tell you that than sell you a roof you cannot comfortably pay for.
