Repair or replace: how to tell which one your roof needs

A leak is not automatically a new roof, and an old roof is not automatically finished. The questions that actually decide it, and roughly what each path costs in the Treasure Valley.

Two roofs, same age, same street. One needs a repair costing a few hundred dollars. The other needs replacing. The difference is rarely the leak itself — it is what the leak tells you about the rest of the roof.

The questions that decide it

Where is the failure? Leaks around a penetration — a vent, a chimney, a skylight, a wall junction — are usually a flashing problem. Flashing is repairable, and the rest of the roof can be fine. Leaks in the middle of a field of shingles are different, because that means the covering itself is failing, and a field that fails in one place tends to fail in others shortly after.

How old is the covering? An architectural asphalt roof in this climate has a service life measured in decades, but the back half of that life is where granule loss accelerates. Spending real money on a roof with a few years left is throwing it away. Spending it on one with a decade left is usually sensible.

How many layers are up there? A second layer over the first shortens the life of both, and it doubles the tear-off when the day comes. If you have two layers and a failure in the field, the decision is usually made for you.

What does the decking look like? Soft decking under a leak means water has been sitting there for a while. That is a repair that turns into a bigger repair, and it is worth finding out before rather than after.

What the two paths cost here

A flashing repair is a few hundred to a couple of thousand, depending on access and what is underneath. Full replacement in the Treasure Valley runs, by published 2026 figures for this market, in the region of $9,500 to $13,500 for a typical asphalt roof of around 25 squares, with most local jobs landing somewhere between $10,000 and $15,000. Standing seam metal is a different bracket entirely, in the $20,000s and $30,000s on a mid-size home.

The honest version

Plenty of roofs brought to us for replacement need a repair, and we say so, because the alternative is selling somebody a roof they did not need and living in the same valley as them afterwards. If a contractor cannot tell you why replacement beats repair on your specific roof, in terms of where it is failing and what is left, you are being sold rather than advised.
